A handful of our recent projects…
The goal for this project was to complete an infill development providing a quality finished product while maximising returns for our investor.
The development involved adding a brand-new attached home while maintaining and modernising the existing home.
We oversaw everything from site plans and building concepts, to subdivision and council consents, and the development and build.
We modernised the existing home by re-painting exterior features to allow for a modern theme on the new build while ensuring cohesion between houses.
Brick selection for the new home was chosen carefully for consistency with the existing home, broken up with Linea cladding, painted black.
The end result is an infill development with the 2 connected homes which complement each other, but with a sense of privacy.
This 4-section infill development includes three new builds and one existing renovated home with section seizes between 450sqm – 550sqm.
All homes are built to a high spec in a sought-after location, close to Holmwood Park River Walk.
The goal for this infill development project was to provide an end-to-end service for the client, optimising the site’s potential, resulting in two quality family homes to be sold.
This involved adding a brand-new attached home while maintaining and modernising the existing home.
We managed the entire process including site plans, building concepts, subdivision and council consents, and running the development and build.
Creativity and problem solving were important in this project as we discovered challenges such as previous renovation work that needed remedying.
We took inspiration from the existing house when it came to the colour pallet for the new build to ensure both properties tied seamlessly together.
We also added finishing touches that set this house apart from other spec builds on the market, such as tiled bathrooms with underfloor heating, pendant lights, grooved doors and a grooved feature wall.
The result is two modern, cohesive homes, connected but with a sense of privacy and spaciousness.
Current developments
We purchased this site with 1 existing home on it already, it is now subdivided into a total of 5 lots – including the existing home.
One of the new lots has been given to the Waipa District Council as a stormwater reserve leaving us with 3 lots to build on. Each lot is over 2,700sqm and sold to families who are itching to get into their new homes.
This site originally had one large home located at the back, we have since removed the house and subdivided the section into 5 lots.
4 brand new, high spec 118 sqm (more or less) duplexes are coming soon, set to be completed mid-2022. They are located on the corner of Forest Lake Road and Rimu Street and will be sold once completed.
Within walking distance to Hamilton’s largest shopping centre, The Base, blocks from two great primary schools and just minutes’ drive to State Highway 1, you couldn’t ask for a more convenient spot.
Plus, there’s greenspace on your back doorstep – literally. These homes back onto an open space reserve with Ashurst Park only a block away.
Thoughtfully designed with open plan living and quality fit outs, each home is completely private and fully fenced with low maintenance landscaping including a small lawn and concrete patio.
Ranging from 64-67sqm, each home includes one modern and spacious bathroom, L-shaped kitchen with open plan living and dining flowing directly out onto the outdoor space, custom laundry tucked away in a cupboard, off-street parking and washing line.
Three of the four homes are north facing, and each feature a light, bright, neutral colour palette (with soft pops of colour), and spacious feel.
Quality materials and high-end finishes are featured throughout such as Abodo cladding for sustainability and durability, high end kitchen appliances, soft close kitchen cabinets, stone bench tops and undermount sinks.
This 51-section zoned country living development will boast a range of section sizes (between 5,000sqm -15,000sqm) and generous homes (220sqm +) with the potential for ancillary dwellings and shared living environments.
With both the Hakarimata Ranges and the Waikato River on their doorsteps, these high-quality house and land packages will be hard to beat.
We are currently working on stage 1, as of the end of December 2021 the road is complete and we are now getting started on the building process.
